FHA Loans Down Payment and Rates

First-time Home Buyer’s Down Payment for FHA loans can be as low as 3.5% of the purchase price.

Rates for FHA loans can be lower than rates on conforming (Fannie Mae/Freddie Mac) loans.

And FHA loans aren’t as sensitive to FICO credit scores as conforming loans.

That means that even if you don’t qualify for a conforming loan, you still might be eligible for an FHA loan at a low rate.

Down Payment Gifts

FHA loans allow gifted down payments from :

a) Family

b) Charitable Organizations

c) Governmental Entities and Housing Agencies

d) Borrower’s Labor Union or Employer

Closing costs are also generally lower for an FHA loan than other loan products.

Underwriting guidelines allow higher debt-to-income limits than conforming loans, making qualifying more flexible.

FHA Home Loans for Home Renovation, Remodeling, and Energy Savings Improvements

And if you’re looking at a home that needs repairs/renovations/energy-saving improvements, then consider an FHA loan. The 203k loan product allows a buyer to buy a home that needs repairs/renovations/updating that includes the costs in the loan.

FHA loans have upfront mortgage insurance premiums (MIPs) that can be paid at closing as a closing cost or included in the loan balance. MIPs are also included in the monthly mortgage payments.

These mortgage insurance premiums (MIPs) allow more flexible loan guidelines than conforming loans at competitive rates because they cover/insure the lender’s potential losses should the borrower default.

FHA Home Loan Eligibility

To be eligible for an FHA loan, first-time homebuyers must meet specific requirements, including having a valid Social Security number and being legally authorized to work in the United States, having a credit history, and meeting income requirements.

Credit history can include rental history and utility payment history.

First-time homebuyers must also live in the property if planning on purchasing with an FHA loan and intend on living in the home as the primary residence—not just seasonally or part-time, or as an investment property.
